The J3Ranch is a diverse and virtually untouched 283.75 acres. There is an apx. 600 sq ft hunting cabin, electricity, 2 storage sheds, grain silo for storage, a walk-in cooler, cattle pens, perimeter fencing & cross fencing.

There is 7500' irrigation well with diesel pump and 10" casing (West side) can feed 2 of the ponds as necessary. A 260' surface well (East side) is used for the cabin, and a windmill water well (needs repairing).

The J3 has fairly flat terrain and a mix of mature live oaks along the creek bed and scattered throughout. The open areas are a South Texas mix of mesquite and huisache and other various high protein plants and native grass.

Six ponds and Stancel Creek provide a haven and water source for deer, turkey, hogs and dove and is perfect for catching fish. The property is mostly flat with some sloping towards the creek (Northern boundary) with sand that provides a travel corridor for wildlife.

The J3 is ready to enjoy for years to come. There is no flood plain on the property other than along the creek.
